Cameroon is a low to middle income Sub-Saharan African country with a population of 24.5 million people with a growing housing finance sector. As the mortgage market does not yet meet the breadth of the population who might afford a mortgage, most households still finance their housing independently, with savings or non-mortgage credit. With an urbanisation rate of 3.52 percent, demand for affordable housing will remain strong, both for rental and purchase. The country currently has an annual housing backlog of about 100 000 units
Though Cameroon’s financial system is the largest in the CEMAC region, it is still in its infancy. There are 14 commercial banks and 412 licenced microfinance institutions (MFIs), as well as non-banking financial establishments. The top three banks control 50.1% of the loan market and 52.2% of deposits. Banks readily lend to government, multinationals and businesses but neglect retail and small businesses. Our system is banked-centred, and the commercial banks in the country mostly fulfil traditional banking functions and have the tendency to prefer dealing with large, established companies, government and medium to high net worth individuals.
We understand that liquidity is a problem, many MFIs are only able to satisfy a third of their customers at any time, depending on their credit requirements.
